In this paper there have been investigated global changes in the land availability, way of land utilization and evaluation. There have been run up some issues that have theoretical and practical importance, namely on: (non)renewability of agricultural land as resource, distribution of the total and cultivable land by macro-regions of the world, (non)endangerness of the humanity food security in the foreseeable future, impact of energy needs onto the way of agricultural output utilization, growth of intellectual capital in agriculture as replacement for an imminent loss of land as natural capital, decrease of agricultural land fund in Serbia. There have been particularly considered issues of agricultural land evaluation, renting of land in the state ownership, possibility of equalizing the capital placed in the land with the interest bearing capital, as well as determination of the land value by capitalization of the land rent.
