In tea cultivation areas, being small and seprated lands, shortage of technical knowledge, high cost of production, low yield and income of tea farmers reflect effects of productivity system in the country. In this survey, to achieve proper explotion pattern, hypothesis structured and practical investigation of productivity systems in tea area were conducted. In this project, two methods of library and field research were used. Sampling method was cluster randomly using "Chocran method" to find out number and size of samples. By surveying the questionnaire effect of age, level of education in farmers, area of plantation, topography, income, cost of agricultural practies, type of ownership, experience, training and irrigation as independent variables and yield as dependent variable in productivity systems were investigated. Then, data were analyzed with using of descriptive and inference statistics (Tukey's test) .The result showed that between age, plantation area, income, topography and experience had significant effect on yield in rural and common cooperative system at 1% level. For level of education in farmers this variable only in rural system was significant at 1% level and maximum yield was belong to uneducated farmers. In type of ownership, lease - holding gardens due to dismatch with others less yield. In training and irrigation variables which investigated with descriptive statistic, at three systems trained farmers and irrigated gardens got more yield. Out of three identified systems (rural, common cooperative and commercial) in tea plantations maximum yield was belong to common cooperative system. This system according to our survey was the best productivity system in tea plantations areas in Iran.
