the article contains the main problems of the state cadastral evaluation of Russian resort cities land, significant factors that determine the cadastral value of land individual residential development, not taken into account in the assessment are considered, as well as the hypothesis of heterogeneity of the cost of land on these factors is made. Within the framework of the problem, the reasons for the formation of prestige zones of resort cities are identified, and the composition of criteria for assessing the prestige of these cities, which will be the basis for a differentiated cadastral evaluation of land for individual residential development for tax purposes, is justified.
