English. The objective of this study is to examine valuation methods and utilization of deforested lands, within the framework of a selected case study. The study first focuses on discussions in Turkey on various conceptions of deforested land from a theoretical point of view. Activities conducted so far (preparation for selling, selling methods, valuation and application procedures) are briefly analyzed and the topic is explored with regards to properties in Ankara Province, Sub-province of Kızılcahamam, where deforested lands have the biggest share in the Central Anatolia Region.

Araştırmanın amacı, orman vasfını yitirmiş ve kamuoyunda 2B arazileri olarak bilinen arazilerin değerlendirilmesi ve değerleme yöntemlerinin seçilen örnek olay çerçevesinde incelenmesidir. Araştırmada öncelikle ülkemizde 2B tartışması teorik yönden incelenmiş ve günümüze kadar yapılan çalışmalar (satışa hazırlama, satış yöntemleri, değerleme ve uygulama işlemleri) kısaca değerlendirilmiş ve daha sonra İç Anadolu Bölgesi'nde 2B arazilerinin en yüksek payı aldığı Ankara-Kızılcahamam İlçesi'ndeki taşınmazlar yönünden konu araştırılmıştır.
