[Models of land transactions in farms of different legal forms]

Based on the questionaire (2004-2006) of farm owners and managers in Kurgan region land transactions (LT) were explored and the factors determing optimal, ones of transaction form are identified. It is established, that any LT is accompanied by significant expenses and efforts for its implementation. Within a perfect market land sale and purchase are the most preferable. Any rent including a long-tearm one is dangerous due to possible interruption of a contract before gaining expected benefits. However, the dominating form of land expansion is a rent. It arises from the imperfect land property and absence of land plot certificates. As a whole, the number of LT has tripled in comparison with the mid 1990s. LT being a tool to optimize a farm size, also contributes to land relationship getting more rational.
