One of the prepositions for successful adaptation of agricultural farms to the market conditions is the organizational structure of their production. Under the conditions of great fragmentation of the land property, accompanied with extremely low average size, the lease of agricultural land is a way for consolidation and creates conditions for setup of competitive and efficient agricultural farms. In this paper, main issues concerning the development of the lease relations are investigated. On the base of retrospective analysis, the trends in their development are revealed, as the most crucial characteristics are identified and are posed out the main problems of existing leasing organizations. The relevant conclusions are drawn up in view of the current legislation and its impact on the lease relations' development
