Inefficient usage of the Latvian land resources, ineffectiveness of the Latvian government's ability to organize the internal agricultural politics in strategic and ranked way according to the local interests are among the main reasons of disbalance of demand and supply in the national economy. A goal of the current research is to determine the potential modern industrial real estate market stock to ensure the successful development of the given market segment in the territory of Latvia corresponding its opportunities. The offered model is worked out on the basis of a new analytical approach – apply of the European climate change issue. The system and dynamic row's analyses' methods were applied in research. The following resume as the research's result is made: 1. An influence of the climate change the Latvian climate in 25 years is similar with the current climate in Czech Republic and Sweden. 2. There is a certain need in working out of the official document on performance for Latvia that could ensure the strict internal national vision and state territory's development especially required in collaboration with abroad investors. The authors express opinion that it is rather ambitious to claim about the achievements of the national Lisbon's program. 3. The quality of the Latvian agricultural land requiring the commercial sustainability aspect has minimal appraisement. Considering the high investors' interest to the Baltic region and plans of the European Union in dislocation of the current or planned manufacturing facilities, the local land may be used for the needs of the production complexes. The highest demand is expected for the modern industrial properties. The proposed model provides significant quantitative growth of the modern industrial real estate stock – up to 1.8 million sq.m and double increase of the production capacity up to the year of 2035. Here, the raise of the local specialists' qualification level or their reeducation, attracting the high schools and abroad professionals, tax remissions are assumed required measures in the middle term period. The model allows making a balance and corrections for the other branches of the national economy.

Piedāvātā ekonomiskā modeļa pamatā ir ekoefektīvās ekonomikas aktualitātes, valstu konsolidētās sadarbības, Latvijas teritoriju ilgtspējīgas attīstības stingras nostājas pieņēmumi. Pielietojot sistēmu un dinamikas rindas analīžu metodikas, 2035.gadā tiek prognozēts rūpniecības īpatsvara pieaugums IKP struktūrā vidēji 1,39 reizes un moderno industriālo platību tirgus apjoma palielinājums vidēji 4 reizes.
