ESTUDIO DE PREFACTIBILIDAD PARA LA IMPLEMENTACIÓN DE LA FINCA ESCUELA AGROTURÍSTICA “LA TOLA”. TUMBACO, PICHINCHA

Se realizó un estudio para la implementación de una escuela demostrativa y recreativa, denominada Finca Escuela Agroturística (FEAT) en el Campo Docente Experimental “La Tola” (CADET), ubicado en Tumbaco, Pichincha. La metodología utilizada fue partiendo de sondeo de opiniones en Quito, además se utilizó información bibliográfica y planos cartográficos del CADET. Se determinó que el FEAT abarcaría un área aproximada de 45 ha (46.97 %) del CADET y tendría siete componentes: el Componente Agrícola (6.57ha) consideraría cultivos tradicionales, hortícolas, plantas medicinales, germoplasma, frutales, flores de verano, ornamentales y viveros. En el Componente Forestal (29 ha.) se reforestará con Eucalipto (Eucalipto globulus). El Componente Pecuario tendrá un complejo de establos demostrativos (990m²) con seis especies de animales (cabras, ovejas, caballos, burros, llamas y una vaca). El Componente Reciclador tendrá tanques de almacenamiento, composteras y procesamiento de extractos. En el Componente Ancestral se demostrarán técnicas agrícolas indígenas e incas. En el Componente Agroindustrial se procesarán productos lácteos y hortícolas. En el Componente turístico y recreacional se realizarán actividades como: cabalgatas, “camping”, caminatas, juegos infantiles, etc. Además se implementarán: restaurante, plaza de rejoneo, baterías sanitarias y lugares de auxilio. La visita guiada será máxima de 120 minutos. El análisis financiero de los primeros cinco años determinó que el proyecto es factible, ya que a un VAN de 72.50% tiene una rentabilidad de 2566.65 USD y un TIR de 75.81%.

A study was conducted for the implementation of a demonstrative and recreative school, named “Finca Escuela Agroturística” (FEAT) at Campo Docente Esperimental “La Tola” (CADET), situated in Tumbaco, Pichincha. The methodology used included a survey of opinions in Quito. Additionally, bibliographic information and carthographic maps of CADET were used. It was determined that the approximate area required for FEAT would be 45 ha (46.97% of CADET area), and would have seven components:The agricultural component (6.57 ha) would consider traditional crops, vegetables, medicinal plants, germplasm, fruit plants, summer flowers, ornamentals, and nurseries. The forestall component (29 ha) will be replanted with Eucalipto (Eucaliptus globulus). The cattle component will have a demonstrative stable complex (990 m2) with six species of animals (goats, sheep, horses, donkeys, llamas and cows). The recycling component will have storage tanks, compost bins and extract processing. In the ancestral component, indigenous and incas’ agricultural techniques will be exhibited. In the agro-industrial component, milk- and vegetable- derived products will be processed. In the touristic and recreational component, activities such as camping, horse riding, hiking, etc will take place. Additionally, a restaurant, a small bullfight square, sanitary installation, and first aid station will be implemented. The guided visit will take approximately 120 minutes. The financial analysis of the first five years demonstrated the feasibility of this project, since at a VAN of 72.50% the profit is 2566,65 USD and a RIR of 75.81%.
