Tiltak for å oppnå passivhus- og nullhusstandard i rekkehusbebyggelse

Byggebransjen er alltid i endring, og de tekniske forskriftene ble endret både i 2007 og 2010. Fokuset på energieffektive bygg blir stadig større, og i 2010 ble det utgitt en norsk standard som angir kravene til lavenergi- og passivhus. Norske myndigheter ønsker å skjerpe bruk av energi i bygg og planlegger nå å innføre krav om at alle bygg skal bygges som passivhus innen 2015. I tillegg vil begrepet nullenergihus og nullhus få større innpass i norsk bygningspolitikk. I denne oppgaven vurderes ulike tiltak for å oppnå passivhus- og nullhusstandard i rekkehusbebyggelse. I samarbeid med boligutvikleren Block Watne er det valgt ut et reelt prosjekt som danner grunnlag for oppgaven. Prosjektet i Trestakkveien i Sørum kommune består av syv leiligheter i rekke og er bygget etter TEK07. Oppgaven ønsker å belyse hvilke tiltak som kan gjøres med slike rekkehus slik at det oppfyller kravene til passivhus og nullhus. I tillegg til å belyse hvilke bygningstekniske tiltak som er mulige og aktuelle, vil denne oppgaven også se på det økonomiske aspektet ved tiltakene. For å vurdere om de ulike tiltakene fungerer like godt i ulike klimaer, vil de simuleres både på den reelle tomten i Sørum kommune og i vestlandskommunen Sola. Oppgaven presenterer aktuell bakgrunnsteori for de tiltakene som vurderes. Deretter vil det legges frem ulike tiltak som tilpasses rekkehuset i Trestakkveien. Både passive og aktive tiltak blir vurdert, og alle tiltakene blir simulert i programmet Simien. Virkningene av tiltakene blir deretter sammenstilt, og både energimessige og økonomiske effekter blir sammenlignet. På grunnlag av resultatene av enkelttiltak blir det satt sammen tiltakspakker for passivhus og nullhus i både Sørum kommune og Sola kommune. I tillegg til at disse simuleres hver for seg sammenlignes de med det opprinnelige bygget. Som et ledd for å oppnå nullhus er det også utført klimagassberegninger for å se hvilke tiltak som må til for å gjøre bygget klimanøytralt. Tiltakspakkene som velges for de fire tilfellene er en kombinasjon av passive og aktive bygningstiltak i tillegg til energiforsyningstiltak. Å bygge rekkehuset i Trestakkveien som passivhus vil for Block Watne føre til en merkostnad på kr 828,- og kr 696,- per m2 BRA for hhv. Sørum og Sola. Tiltakene som foreslås til nullhuspakker vil for Block Watne føre til en merkostnad på kr 3 669,- og kr 3 425,- pr m2 BRA for hhv. Sørum og Sola. Disse oppfyller imidlertid ikke Enovas definisjon på nullhus. Begrepene nullhus og nullenergihus er ikke entydig definert. Slik denne oppgaven definerer begrepet nullhus, er det ut i fra energi- og klimagassberegningene urealistisk å kunne bygge alle bygninger som nullhus i nær fremtid. The construction industry is always changing, and the technical regulations were amended in both 2007 and 2010. The focus on energy efficient buildings is growing, and it was released a Norwegian standard that specifies requirements for low-energy and passive houses in 2010. The Norwegian government wants to intensify the focus on the consummation of energy in buildings, and they are planning demands that all buildings shall be built by the standard of passive houses by 2015. The term of zero energy- and zero houses will also be more important in the Norwegian building policy. This report evaluates various measures to achieve the standard of passive house- and zero houses in terraced houses. In cooperation with the housing developer Block Watne it is selected a real case that forms the basis for this task. The project, Trestakkveien, in Sørum consists of seven apartments in a row and is built to meet with the TEK07 regulations. This report wanted to know what could be done to meet the requirements for passive- and zero houses in this particular project. In addition to examine the possible technical measures, this report also examines the economic aspect of these measures. To assess which effect the various measures have in different climates, they will be simulated in both the real site in Sørum and in a site in Sola. This report presents the relevant theory for the considered measures. It will also present various measures adapted to the terrace house in Trestakkveien. Both passive and active measures are evaluated, and all measures are simulated in the program Simien. The effects of these measures are then complied, and both energy and economic effects are compared. On the basis of the results of the individual measures, packages of measures for passive and zero houses will be composed both in Sørum and Sola. As part of achieving a zero house it is also conducted greenhouse gas calculations to assess the needed measures to make the building carbon neutral. The packages of selected measures for the four cases is a combination of passive and active building measures in addition to a green energy supply. To build the row of terraced house in Trestakkveien as a passive house, will give Block Watne an additional cost of NOK 828, - and NOK 696, - per m2 indoor floor space in respectively Sørum and Sola. The measures proposed to the two zero house packages, will give Block Watne an additional cost of NOK 3669, - and NOK 3425, - per m2 indoor floor space respectively in Sørum and Sola. These packages do not meet the definition Enova have set to zero houses. The terms zero energy- and zero houses are not clearly defined. As this report defines the term zero house, it is unrealistic to build all buildings as zero houses in the near future, based on the preformed energy- and greenhouse gas calculations.
