Análise económico-financeira de um projeto de eficiência energética: o caso da Lavandaria Rosa

As políticas energéticas assumem um papel muito importante no que diz respeito ao desenvolvimento económico de uma região, ao combate às desigualdades sociais e à preservação ambiental. Tanto a gestão de energia como a aposta na eficiência energética constituem dimensões dessas políticas, que são caracterizadas como sendo a chave para assegurar uma melhor qualidade de vida e um futuro mais sustentável. Com o objetivo então de atingir esses fins a aposta em projetos que combinem eficiência energética com o uso de energias renováveis são muito importantes, bem como a avaliação económico-financeira desses mesmos projetos. Posto isso, o principal objetivo deste trabalho foi, além de fazer um plano de eficiência energética para a Lavandaria Rosa, avaliar o mesmo a nível económico e financeiro, a fim de aferir a sua viabilidade. Ao longo do trabalho fez-se uma revisão de literatura dos temas analisados, estabeleceu-se a metodologia a utilizar, quer na elaboração do projeto de eficiência energética, quer na sua avaliação, e por fim procedeu-se a essa mesma avaliação. Da elaboração do mesmo conclui-se que, o projeto de eficiência energética em causal é viável economicamente uma vez que, apresenta VAL positivo, o valor do TIR é superior ao valor do WACC e o Índice de Rentabilidade é superior a um. Tem-se ainda que, o tempo de retorno do investimento para as medidas propostas é relativamente baixo, e que a Lavandaria Rosa poderá poupar, ao fim dos 20 anos em análise, um total de 63 520,03€.

Energy policies play a very important role when it comes to the economic development of a region, the fight against social inequalities and environmental preservation. Both energy management and energy efficiency are dimensions of these policies, which are characterized as being the key to ensuring a better quality of life and a more sustainable future. To achieve these goals, the investment in projects that combine energy efficiency with the use of renewable energy is very important, as well as the economic and financial evaluation of these same projects. Therefore, the main objective of this work was not only to make an energy efficiency plan for Lavandaria Rosa, but also to evaluate it economically and financially to assess its viability. Throughout the work a literature review of the issues to be analyzed in the same, it was established the methodology to be used both in the preparation of the energy efficiency project and in its evaluation and finally proceeded to this same evaluation. From the elaboration of the project, it was concluded that the energy efficiency project is economically viable since it presents a positive NPV, the IRR value is higher than the WACC value and the Profitability Index is higher than one. We also have that the payback time for the proposed measures is relatively low, and that Lavandaria Rosa will be able to save, at the end of the 20 years under analysis, a total of 63 520.03€.
