abstractPL: Niniejsza praca dyplomowa przedstawia problemem badawczym, jakim jest określenie średniej ceny najmu lokalu mieszkalnego w dawnej dzielnicy Bałuty w Łodzi. Praca podejmuje temat wskazania zależności cech rynkowych nieruchomości, które wpływają na stawkę rynkową czynszu tj. wielkość lokalu, położenie, standard wykończenia. Praca dyplomowa podzielona jest na dwie części. Część teoretyczna skupia się na zagadnieniach związanych z funkcjonowaniem rynku nieruchomości oraz najmem, na podstawie przeglądu literatury problemowej. Następnie przedstawia teoretyczne aspekty analizy, metody opracowania oraz charakterystykę analizowanego obszaru pod względem przestrzennym, demograficznym, zasobów mieszkaniowych i występowanie inwestycji deweloperskich. Część analityczna została oparta na podstawie bazy danych ofertowych, zabranych w okresie od września 2023 roku, do lutego 2024 roku. Baza danych obejmuje zgromadzone oferty mieszkań przeznaczonych pod najem, dostępnych na portalach internetowych. W rezultacie zgromadzone dane przyczyniły się do przeprowadzenia analiz dotyczących przeciętnego czynszu za najem oraz stawki rynkowej czynszu za 1 m² lokalu mieszkalnego w zależności od wielkości. Badaniu podlegały również stawki rynkowe czynszów z uwzględnieniem poszczególnych cech rynkowych lokali.

abstractEN: This diploma thesis presents the research problem of determining the average rental price of a residential premises in the former Bałuty district in Łódź. The work discusses the topic of indicating the relationship between the market features of real estate that influence the market rent, i.e. the size of the premises, location, finishing standard. The diploma thesis is divided into two parts. The theoretical part focuses on issues related to the functioning of the real estate market and rental, based on a review of the problem literature. Then it presents the theoretical aspects of the analysis, study methods and the characteristics of the analyzed area in terms of spatial, demographic, housing resources and the occurrence of development investments. The analytical part was based on a database of offers collected in the period from September 2023 to February 2024. The database includes collected offers of apartments for rent, available on Internet portals. As a result, the collected data contributed to the analysis of the average rent and the market rent for 1 m² of residential premises depending on the size. Market rent rates were also examined, taking into account individual market characteristics of the premises.
