Bulgarian. Целта на разработката е да осветли феномена „бели петна“ в българския модел на земевладение и земеползване, в резултат на поземлените реформи в България. На база регресионен анализ се проверява връзката между изменението на средната рента на „белите петна” и средната рента на земята. Направен е извод, че средната рента на „белите петна“ следва изменението на средната рента, но със забавяне, което пък от своя страна е предпоставка за недоволство на някои от собствениците. Феноменът „бели петна“, в резултат на „формалните правила“ от институционалната среда, защитава интересите на собствениците на земеделските земи.
Show more [+] Less [-]English. The aim of this paper is to highlight the phenomenon of “white space” in the Bulgarian model of land tenure and land use, as a result of land reforms in Bulgaria. Based on regression analysis, the relationship between the change in the average rent of “white space” and the average rent on the land is checked. It is concluded that the average rent of “white space” follows the change in the average rent, but with a delay, which in turn is a prerequisite for dissatisfaction of some owners. The phenomenon of “white space”, as a result of the “formal rules” of the institutional environment, protects the interests of agricultural landowners.
