The closures of high street brand clothing and home furnishing stores in the UK have been on the rise. However, the closures could be considered as the start of an evolution that leads to an adaptive reuse of the commercial properties. This study aims to analyse 54 high street brand clothing and home furnishing properties in the City of Glasgow over two years by using Langston’s ARP model. Langston’s ARP model was extended to create a new category of inputs called consumer obsolescence that includes geospatial elements that correspond with proximity to rail stations and hotels within a 600-metre radius of each property. Maps were also produced using ArcMap. Property values (sale price £ per square foot) were also included in the analysis. Model results suggest that high property values correspond with several older buildings located in the city centre that may not be capable of being adaptively reused. This finding should factor into a developer’s decision process: caveat emptor. Further results indicate that high property values tend to correspond with an increase in rail station proximity and hotel proximity in the city centre. Parking density was found to be minimal for many properties in Glasgow.
