Land Valuation of Jujube ( Zizyphus jujube mill .) Ochards by Income Capitalization Method : A Case Study in Çivril District of Denizli Province

The aim of this study is to determine the valuation of jujube orchards and unit tree by using data of jujube producing farms in Çivril district of Denizli province. For this aim, the data gathered from 35 jujube producing farms and farmers that sold or bought farmlands since last year on 7 villages that producing jujube extensively in the east zone of Çivril district. In studied region, the average capitalization rates for dry and irrigated farmlands are calculated as 5.83 % and 5.03 % respectively. Jujube orchard values and per tree values were calculated according to capitalization rate of 6.0%, 6.5% and 7.0%. According to capitalization rate of 6.5 %, the average jujube orchard values varies between 10,344.12 TLs and 19,423.06 TLs in the age range of 5 to 35. On the same capitalization rate, the unit value of jujube trees is calculated between 36.82 TLs and 218.37 TLs in the age range of 5 to 35.
