anglais. The necessity of bringing agricultural land use to the optimal size is substantiated. The concept of optimal land use, the rational size of the agricultural organization is given. The influence of the formation of optimal land use on the organization of the municipal district is considered. The search for rational sizes in the new economic and organizational conditions is based on the application of a number of research methods, such as the method of statistical groupings, the method of expert assessments, the method of modeling (forecasting) and others. The main objectives of the study are: to identify the problems of development of rural areas; analysis of factors affecting production, as well as their degree of influence on the result; finding a combination of factors of production, allowing to obtain the maximum possible profit; determining the optimal size of agricultural organizations. It is necessary and advisable to study the development of agricultural production with a certain frequency allowing revealing the optimal composition of resources. The use of the development of methodical approach to determining their optimal sizes promotes the effective operation of enterprises. The formation of the optimal size of land use of agricultural organizations helps to obtain the most effective indicators of production, to create conditions for manageability, to rationally combine and use of basic resources. The creation of enterprises earning maximum profit, having stable future promotes developing rural areas, municipal government, improving the social sphere, providing of public services and utilities thereby essentially increasing the living level and standards of rural population.

russe. Обоснована необходимость приведения с.-х. землепользований к оптимальным размерам. Дается понятие оптимального землепользования, рационального размера с.-х. предприятия. Рассматривается влияние формирования оптимальных землепользований на организацию территории муниципального района. Поиск рациональных размеров в новых экономических и организационных условиях проводится на основе применения ряда методов исследования, таких как: метод статистических группировок, метод экспертных оценок, метод моделирования (прогнозирования) и др. Основными задачами исследования являются: выявление проблем развития сельских территорий; анализ факторов, влияющих на производство, а также их степень влияния на результат; нахождение сочетания факторов производства, позволяющего получить максимально возможный размер прибыли; определение оптимальных размеров с.-х. предприятий. Изучение развития с.-х. производства необходимо и целесообразно осуществлять с определенной периодичностью, позволяющей выявить оптимальный состав ресурсов. Эффективному функционированию предприятий способствует применение разработанного методического подхода к определению их оптимальных размеров. Формирование оптимальных по размеру землепользования с.-х. предприятий способствует получению максимально эффективных показателей производства, созданию условий управляемости, рациональному сочетанию и использованию основных ресурсов. Создание предприятий, приносящих максимум прибыли, имеющих стабильное будущее, способствует развитию сельских территории, муниципалитетов, улучшению социальной сферы, благоустройству, что существенно увеличивает уровень и качество жизни сельского населения.
