Extract: This paper will discuss the relationships between income, cash flow, capital gains and credit needs of farmers now and in the future. The discussion will begin by briefly reviewing the logical relationship between asset values and income streams. The important role that expectations, risk, and proper allocation of costs plays in the valuation process will be briefly reviewed. Then the historical size of the capital gain, income, cash flows, and credit use in agriculture will be discussed. Finally, the implications of various government policy decisions on the financial structure (income and wealth) of the agricultural sector and farm firms will be briefly reviewed.
