abstractPL: Celem niniejszej pracy była analiza rozwoju i charakterystyka lokalnego rynku nieruchomości mieszkaniowych na terenie gminy Kobierzyce. Całe opracowanie podzielono na dwie części. Pierwsza z nich dotyczyła przedstawienia podstawowych wiadomości teoretycznych związanych z tematem pracy oraz zobrazowania aktualnej sytuacji na rynku nieruchomości mieszkaniowych w Polsce, a także na tle Unii Europejskiej Część analityczna polegała na precyzyjnym scharakteryzowaniu obszaru opracowania i wykonaniu szerokich analiz. Podstawę do przeprowadzonych badań stanowiły dane ofertowe sprzedaży nieruchomości mieszkaniowych w okresie od września 2020 r. do marca 2021 r., na rynku wtórnym i pierwotnym. W zebranej bazie wyodrębniono podział na lokale mieszkalne i nieruchomości gruntowe zabudowane. Oprócz tego do opracowania wykorzystano informacje z Banku Danych Lokalnych i Głównego Urzędu Statystycznego. W ramach przeprowadzonych analiz wyznaczono wpływ cech nieruchomości na wysokość cen ofertowych, a także oceniono ogólną sytuację rynku lokalnego. Scharakteryzowano również ceny ofertowe i podaż nieruchomości mieszkaniowych w poszczególnych obrębach gminy.

abstractEN: The aim of this study was to analyze the development and characteristics of the local residential real estate market in the Kobierzyce commune. The entire study is divided into two parts. The first one concerned the presentation of the basic theoretical information related to the topic of work and the presentation of the current situation on the residential real estate market in Poland, as well as against the background of the European Union. The analytical part consisted in precisely characterizing the area of study and performing extensive analyzes. The research was based on the offer data for the sale of residential real estate in the period from September 2020 to March 2021, on the secondary and primary market. In the collected database, a division into residential premises and built-up land properties has been distinguished. In addition, information from the Local Data Bank and the Central Statistical Office were used in the study. As part of the conducted analyzes, the influence of real estate features on the amount of offer prices was determined and the general situation of the local market was assessed. Offer prices and the supply of residential real estate in individual districts of the commune were also characterized.
