PL: Analiza rynku wybranych nieruchomości w metropolii. | EN: Market analysis of selected real estate in the metropolis

abstractPL: Rynek nieruchomości, jest bardzo złożonym zagadnieniem, opisującym trendy, zachowania oraz mechanizmy wymiany praw własności między uczestnikami. Z kolei wzmożony ruch ludności w metropolitalnych aglomeracjach stanowi jeden z głównych czynników kształtujących potrzeby mieszkaniowe społeczeństwa. Poniższa praca została napisana właśnie w celu zbadania wpływu zmian liczby ludności na rynek nieruchomości w zakresie wahania cen. Jako obszar badań wybrano Wrocław, który stanowi świetny przykład dobrze prosperującej metropolii. Do analizy wykorzystano dane pochodzące z Urzędu Statystycznego we Wrocławiu oraz z bazy rejestru cen i wartości nieruchomości prowadzonej przez prezydenta miasta. W pracy ograniczono się do nieruchomości mieszkalnych o powierzchni 50-60 m2 ze względu na największą popularność wśród nabywców, a zakres czasowy skoncentrowano na latach 2015-2017 z uwagi na kompletność danych. Głównym problemem podczas prowadzonych badań okazała się niespójność podziału administracyjnego i ewidencyjnego Wrocławia, a w efekcie trudność zintegrowania danych na konkretnych obszarach. W celu wykonania szczegółowych analiz wykorzystano dzielnicowy podział miasta, funkcjonujący do roku 1991. Na podstawie przeprowadzonych badań metodą porównywania rynku nieruchomości wtórnego z pierwotnym, stwierdzono, że rynki te, nie wykazują typowych dla ekonomii tendencji. Przyrost ludności okazał się na tyle niski w porównaniu do wysokiego tempa wzrostu cen nieruchomości, że nie jest zasadne podtrzymanie stwierdzenia że istnieje pomiędzy nimi zależność. Badania wykazały za to, że rosnącym cenom towarzyszył duży wzrost liczby zawieranych transakcji, a więc rynek okazał się być spekulacyjny, czemu towarzyszył efekt owczego pędu. Z uwagi na powyższe, należy postawić nową tezę, mówiącą o silnym trendzie nabywania przez ludzi więcej niż jednej nieruchomości, ze względów inwestycyjnych.

abstractEN: Real estate market is is a very complex issue, describing trends, behaviors and exchange mechanisms of property rights. In turn, incresed the civil society movements in metropolitan agglomerations is one of the main shaping factors housing needs of the society. The following master thesis has been written to investigate the impact of changes in the number of people to the real estate market in terms of price fluctuations. Wroclaw has been chosen as the research area, because this city is a great example of a prosperous metropolis. For the analysis was used data created by Central Statistical Office based in Wroclaw and from the real estate price registry database run by the city president. The research work was limited to residential properties with an area between fifty and sixty square meters, due to the greatest popularity among buyers. The time range has been chosen between 2015 and 2017, bacause of for those years there were full data available. The main issue during the tests turned out to be inconsistency of an administrative division categorization of the city of Wroclaw, and as a result, the difficulty of integrating data in specific areas. In order to carry out detailed analyzes the district division of the city was used (which is functioning since 1991). Based on the methodology analysis, comparing aftermarket and the primary market, concluded that, these markets does not show typical trends of the economy. The population growth was low enough comparing to the high rate of real estate prices, that it is not justified to maintain the statement that there is a dependency between them. Research has shown that the rising prices were accompanied by a large increase in the number of transactions, so the market turned out to be speculative, additionally accompanied by a bandwagon effect. Because of that a new thesis should be made, that there is the trend of people buying more than one property for the investment reasons.
