Английский. Med klimaendringer og voksende byer som et faktum, står vi ovenfor nye utfordringer i byutviklingen. Industriområdet på Brekke i Oslo blir ansett å være et område velegnet for fremtidig transformasjon gjennom fortetting. Både private utbyggere. I denne oppgaven presenteres mål og virkemiddel for bærekraftig byutvikling og bokvalitet i by. To aspekter som har fått økende fokus i norsk byplanlegging de siste årene. Målet er å forstå forholdet mellom de to. I drøftingsdelen av oppgaven trekkes konklusjonen om bokvalitet som et mål underordnet bærekraftig byutvikling. og kommunen viser interesse for ønsket utbygging. Det er for kommunen viktig å sikre en helhetlig og god utvikling av område. Gjennom registrering og analyser av Brekke har jeg avdekket en rekke kvaliteter og utfordringer. Disse er det viktig å ta hensyn til og henholdsvis styrke og løse i den videre utviklingen av stedet. Kartlagte kvaliteter i området er den umiddelbare nærheten til omfattende grøntområder og populære rekreasjonsområder, variasjon i uteområder innad på området, stedets historiedybde, samt nærheten til Kjelsås stasjon med togforbindelse til sentrum. Utfordringer som er avdekket er høy grad av bilbasert infrastruktur, manglende gang- og sykkelforbindelse, en brutt forbindelse til Akerselva, samt nedbygde naturlige systemer. Studie av bebyggelsesstukturer og byens befolkningsgrupper kartlegger kvaliteter og utfordringer ved de ulike bebyggelsesstrukturene. Med mål om høyest mulig tomteutnyttelse forent med mål om bokvalitet og fremming av eksisterende kvaliteter, legges det opp til en tredeling innad på planområdet. En tetthetsstudie av valgte bebyggelsesstrukturers påvirkning på bolig-, uterom- og landskapskvalitet legger grunnlaget for valg av tetthet og strukturer i de ulike områdene. Resultatet er en variert sammensetning av bebyggelsesstrukturer og tettheter, fra tett, lav bebyggelse, til bebyggelsesstrukturer med bykvalitet. Avslutningsvis samles trådene i fem planstrategier for en god og bærekraftig transformasjon av Brekke. Valgte strategier presenteres avslutningsvis gjennom masterplanen, planprinsipper og detaljeringer. Climate change and growing cities claims new ways of planning ourfuture urban areas. The industrial area of Brekke is considered tobe an area for future transformation through densifi cation of urbanstructure. Both municipality and private developers are showinginterest in the areas potential. In consideration of the municipalitythe importance will be laying in ensuring a comprehensive andsound development of the area as a whole.The theises discuss aims and means associated with the concept ofsustainable urban developement and urban housing standards. Twoaspects that have received increasing attention in Norwegian urbanplanning in recent years. The aim is to achieve an understanding ofthe relationship between the two. In the discussion part of the thesisthe conclusions is drawn understanding housing standards as a goalsubordinate to sustainable urban development.Through data collection and analysis of the area a number ofqualities and challanges are being revealed. These qualities andare important to consider and, respectively, strengthen and resolvein the further development of the area. Identifi ed qualities includethe immediate proximity to the extensive greenery and popularrecreation areas around Brekke, variation in landscape qualitieswithin the planning area, its history depth, and proximity to Kjelsåstrain station with regular trains to the city center. Challenges thatare revealed are high level of car-based infrastructure, lack ofpedestrian and bicycle connection, downsized natural systems anda broken connection to the Aker RiverThrough the study of urban building structures and the differentcity population groups, the qualities and challenges of the variousbuildings structures are being identifi ed. The aim of achieving thehighest possible land utilization united with the goal of housingstandards and the understanding of existing qualities, added upto a tripartite within the planning area. A density study of selectedbuilding structures’ impact on housing, outdoor space and landscapequality lays the foundation for the selection of density structuresin the different areas. The result is an eclectic mix of buildingsstructures and densities, from low rise structures, to the urban blockstructures.As a conclusion to the preceding studies and outcomes, fi ve planstrategies for a sound and sustainable transformation of Brekke arepresented. The fi ve strategies are :• Mobility, accessibility and security• Urban qualities, diversity and commitment• housing standards and building structures• Teal structures• Strengthen existing qualitiesThe strategies are presented through the master plan, planning principles and details ins in the fi nal part.
